It was cleared (all trees were dead) and a 12' tall berm was built along the road for privacy: the berm has settled but the row of vegetation still provides privacy from the traffic on Kachemak Drive. The attached carport keeps vehicles dry. An architect helped design the layout to make maximum use of the space. The downstairs consists of open- concept living / dining / kitchen area with a bath and stair to the second floor. The home was located back from the bluff and very near the side lot line to leave the best building site available. The home is on steel pilings so can be easily moved to make more space on the front of the lot for your dream home, or the t-frame could be incorporated as part of a new build: hybrid timber-frame homes are very popular. The second floor consists of 2 rooms and a bath with laundry. The ocean-side room is currently used as a bedroom / dressing area and the road-side room as an office. Both rooms have dormers and ocean views. The office can be walled to provide a second bedroom (the beam to start this process in the carport). Many possibilities for using this space. Both buildings were painted in the summer of 2020. Buildings were connected to city sewer and water in 2013. Natural gas is available at the street. The circular driveway makes coming / going / parking a dream, especially with a large boat or RV. There is a manageable perennial / rock garden outlined with green rock from Seldovia. THE BEST sandbox on the Kenai Peninsula contains a whole dump truck of sand! Kids love it. The views are breathtaking; ocean, mountains, glaciers, sunrise, moon rise, tidal fluctuations, boats passing to and from the boatyard, eagles dating along the bluff and a local nest, moose visiting nearly every day with newborn calves frolicking each spring in the yard, pheasants in the adjacent field, cranes and swans flying by, and very rarely a black bear passes by along the bluff.
